What is BIM Integration and why is it different from BIM modeling?
In the construction industry, there is a frequent confusion: many companies claim to do "BIM" when they are actually doing three-dimensional modeling. The difference between both concepts is not technical — it is strategic. And it has direct consequences on project cost, schedule and quality.
BIM Modeling: geometry without governance
BIM modeling produces digital geometry. A three-dimensional building. Walls, slabs, installations represented in a virtual environment. It is useful. It is necessary. But it is not sufficient.
The problem with modeling without integration is that it produces scattered information:
- Each discipline works in its independent model
- Models are not systematically coordinated
- Information has no governance structure
- Deliverables are not traceable or verifiable
- The model does not respond to the client's information requirements
The result: a set of files that represent the project, but do not manage the project.
BIM Integration: coordinated and constructible information
BIM integration is a higher level of maturity. It involves:
1. Information governance
Defining who produces what information, when, in what format and with what level of detail. This is established in the EIR (Employer Information Requirements) and the BEP (BIM Execution Plan).
2. Common Data Environment (CDE) A structured platform where all project information flows with controlled review, approval and distribution states. Not folders in Dropbox. A CDE under ISO 19650.
3. Multidisciplinary coordination Architecture, structural, MEP and special systems models are integrated into a federated model. Interferences are detected, documented and resolved before construction through BCF workflows.
4. Full traceability Every design decision, model change and deliverable has a date, an owner and a status. Information is traceable from inception to asset delivery.
Why does this difference matter?
Projects that only have BIM modeling frequently face:
- On-site interferences that were not detected because models were not coordinated
- Costly rework due to inconsistent information between disciplines
- Excessive change requests due to information gaps
- Models nobody uses after the project is built
Projects with real BIM integration report:
- Significant reduction of field interferences
- Fewer RFIs and changes during construction
- Delivery of digital assets useful for operations and maintenance
- Greater certainty in cost and schedule estimates
